Key Responsibilities & Duties

• General Maintenance & Upkeep: Conduct daily inspections of the premises, including buildings, grounds, and communal areas. Perform minor repairs such as fixing leaky taps, replacing light bulbs, unblocking drains, and patching plaster. Ensure all facilities are in good working order and report any major issues to management promptly.
• Security & Access Control: Act as a key holder, responsible for opening and securing the property daily. Monitor CCTV systems where available, conduct regular security patrols, and challenge unauthorised persons. Maintain accurate records of keys issued to contractors and ensure all health and safety protocols are followed.
• Cleaning & Presentation: Oversee and sometimes perform cleaning duties to maintain high standards of hygiene and presentation in communal areas, entrances, and walkways. Manage waste disposal and recycling, ensuring bins are emptied regularly and the site remains litter-free.
• Grounds Maintenance: Depending on the site, duties may include basic gardening such as mowing lawns, weeding flower beds, sweeping leaves, and gritting pathways during winter months to prevent slips and falls.
• Tenant & Contractor Liaison: Serve as a helpful and professional point of contact for tenants, addressing their queries or reporting issues. Coordinate and supervise the work of external contractors (e.g., electricians, plumbers) ensuring they adhere to site rules and complete work to a satisfactory standard.
• Health & Safety Compliance: Conduct routine safety checks on fire alarms, emergency lighting, and firefighting equipment. Ensure all walkways and emergency exits are clear and that risk assessments are supported through vigilant site management.
• Administrative Tasks: Maintain accurate logs of maintenance activities, incident reports, and contractor visits. May also involve basic inventory management of cleaning and maintenance supplies.

What We're Looking For: Essential Requirements

• Proven Experience: Previous experience in a caretaker, janitor, concierge, or similar maintenance role is essential. Experience within a school, office block, residential estate, or healthcare setting is highly advantageous.
• Practical Skills: A good level of DIY competency is required. You should be confident in using basic hand and power tools safely and effectively for minor repairs and maintenance tasks.
• Reliability & Trustworthiness: As a key holder, you must demonstrate the highest levels of integrity, punctuality, and responsibility. A clean DBS check may be required for certain sites.
• Physical Fitness: The role involves a significant amount of walking, lifting, bending, and manual handling. You must be physically capable of performing the duties required.
• Communication Skills: Excellent verbal communication skills are needed to interact professionally with tenants, visitors, contractors, and management. Basic written skills for record-keeping are also important.
• Problem-Solving Attitude: The ability to think on your feet, assess situations calmly, and take appropriate action to resolve issues as they arise.
• Full UK Driving Licence: For some positions, a driving licence may be required, particularly if the role involves overseeing multiple sites in the Luton LU1 and wider Bedfordshire area.
